The renovation of an existing industrial building into 10 000 sqm of A-grade office space.

The design includes a multitude of sustainable design elements including a thermally activated building system (TABS). At the time of construction, the project boasted the largest installation of its kind in Africa. TABS use heated water, or cool water, circulating through specialised piping, to precondition the temperature of the concrete structure and minimise the need for conventional HVAC equipment to maintain comfortable indoor temperatures in the building.

Additional floors were constructed within the existing triple volume warehouse space. The large floor plates were broken with the introduction of an outdoor courtyard, acting as a ‘green lung’. Providing both natural light, visual greenery, and a functional outdoor space in a notoriously windy part of Cape Town.
